How a private or pre-market sale works here

Some Forest Highlands owners sell without putting the home on the public MLS feed, or they tell a small group of buyers about it before they do. That is a choice the seller makes. It is not a hidden catalog this website can publish.

RETSY, the Official Real Estate Brokerage of Forest Highlands. When a seller asks RETSY to handle that kind of sale, the brokerage is the point of contact for buyers who want to know what that seller has allowed to be shared. Nothing on this page is a listing. There are no addresses, prices, or photos of off-market homes, and there will not be.

Public homes are a different path. The homes search is every IDX-eligible Forest Highlands listing the MLS feed is allowed to show. The RETSY listings page is the smaller set the brokerage itself represents. If a home is opted out of internet display, or out of showing its address, it is not added to those pages to fill a gap.

Why some sellers stay off the public feed

Owners in a gated community sometimes want to test a price, reach people who already know Forest Highlands, or avoid a public marketing campaign while they are still living in the house. A private conversation can do that. It can also mean fewer buyers see the home, so it is a tradeoff, not a shortcut to a higher price.

Upcoming inventory is simply a home that is not in the public feed yet. It might be getting ready for the MLS, or it might never be listed publicly. Until the seller authorizes something specific, the only honest answer is that we can take your criteria and call you if a fit comes up.

What buyers should have ready

Start with the kind of home you actually want: Canyon course, Meadow course, a cabin, or a wooded lot, plus beds and a price range you can support. If you are paying cash, be ready to show proof of funds. If you need a loan, a conversation with a lender who knows second-home and mountain properties will save a wasted trip from Phoenix or Scottsdale.

Membership is part of buying in Forest Highlands. It is attached to the property, and the contribution, transfer fees, and dues are costs on top of the purchase price. Confirm the current figures with the club before you write an offer. This site does not set those figures. This website is operated by RETSY and is not the Forest Highlands Golf Club website.

A gated tour still has to be arranged. Asking about a private home does not get you through the gate, and it does not reserve a house. It starts a conversation about what you are looking for and what a seller has said we may discuss.

What this page will not do

It will not tease a specific off-market address, hint at a price, or show a photo of a home that is not publicly listed. Those details stay off the site even when a seller is willing to talk to a particular buyer. Internet, address, and IDX opt-outs are honored on the public search, the sold archive, and the sitemaps as well.
